July matters! On August 1, 2006, you will be rewarded based the time span between June 15 to July 15. New bills are created on the 15th of the month and distributed by the 25th. So each month’s evaluations will run from the 15th to the 15th. Each home will fall into one of four categories:
NOTE: Each point = $1 that your monthly bill WILL BE REDUCED by. Your bill will be credited $1 for each point you earn. A credit reduces the amount you owe. A credit is good for you!
Copper group: 0 points per month
Violations occurred during the month for home, yard, or any resident who lives in the home. Remember, residents are held responsible for their guests’ behavior. Avoid loud music, speeding, parking on grass, destruction/disturbance of other resident’s or community property, etc. Behavior counts! Common home violations include foil/stickers in windows, broken blinds in front window, inappropriate window covering in front window, unskirted hitches, unmatched skirting, missing skirting, no back steps Common yard violations include unfenced trampolines that are visible from the street, broken fences, branches dangerously hanging over home, unmowed lawn, untrimmed bushes, trash cans not moved to rear of home after emptying, grass growing up around base of home or fence, dogs not properly restrained or fenced, etc.
Silver group: 2 points per month
Home and yard are not in specific violation, but they need maintenance. The home may need painting, washing, or new siding. It may need new steps front or back. Trees and bushes may need trimming. In general, the home and/or yard are in poor condition and need for the resident to invest some time, money and effort into taking care of their property. A nice home with chronic yard clutter will find itself in the Silver group when they could be in the Gold or Platinum group. Homes with fences that present an unattractive view of themselves to the street or neighbor’s lots will find themselves in the Silver group.
Gold group: 4 points per month
The Gold group typically includes those homes that is in great condition, nice skirting, nice deck, but the yard is unlandscaped. Clean, nice, but plain. Landscaping can be accomplished with 10 bushes like Red Tip Photinia that quickly form a hedge across the front and left side of the home (must be shaped), enhanced by a row of Marigolds at their feet and a Bradford Pear Tree centered between driveways. These can be watered by a soaker hose on an inexpensive battery timeclock.Clean out the grasses, then cover with weed cloth and mulch to achieve low water, low maintenance bedding areas.
Platinum group: 6 points per month
The Platinum home and yard are a true asset to the neighborhood, working to raise and sustain everyone’s home values. The home is attractive and well-maintained, has nice plants, flowers and trees in the yard, fence is in good condition, home often includes a shed to store clutter and equipment, and steps and decks that are attractive and inviting.
